Egyptian actress Mona Zaki is facing a new phase in a legal dispute involving the sale of a residential unit in Cairo’s Mohandessin district, after the case progressed from a disagreement over a mortgage-related debt to compulsory enforcement proceedings, including the seizure of funds held in her accounts at three banks, according to court documents.

According to the legal papers, the representative of accountant Mohie El-Din Mohamed Megawer, who obtained a favorable court ruling, initiated enforcement procedures to collect the outstanding amount. The measures included serving notices on several banks to set aside the debt from Zaki’s funds and prevent her from disposing of the money in a way that could hinder enforcement of the ruling.
The seizure reportedly covered the actress’s bank accounts, deposits, securities and safe-deposit boxes at three banks, up to the value of the judgment amount and any additional sums accrued until full payment.
The dispute dates back to January 2023, when Zaki sold a residential unit in Mohandessin to accountant Mohie El-Din Mohamed Megawer for EGP 5 million.
After completing the purchase, the buyer discovered that the property was subject to a mortgage-related debt. The apartment had been pledged to a bank as security for a EGP 24 million loan obtained by the company that owned the property.
According to the court documents, the debt associated with the disputed unit amounted to approximately EGP 3.63 million. The buyer attempted to complete the procedures related to the mortgage and settle the amount owed on the apartment, but the matter remained unresolved, prompting him to take legal action seeking an order requiring Zaki to pay the disputed amount.
On May 28, 2025, the Giza Court ruled that the actress must pay the amount, after which the ruling was challenged before the appellate court. On December 30 of the same year, a ruling was issued upholding the previous judgment, according to the documents.
The legal proceedings continued, as Zaki filed an objection seeking to halt enforcement of the ruling. However, the court rejected the objection. Her request for an urgent suspension of enforcement before the Court of Cassation was also rejected, allowing the enforcement proceedings to continue.
The documents indicated that the amount sought was not limited to the principal debt. Legal interest, calculated from the date the lawsuit was filed, was added, amounting to approximately EGP 145,000. This brought the total amount allegedly owed to around EGP 3.775 million, according to the court papers.
The bank-seizure measures outlined in the documents are based on Egypt’s Civil and Commercial Procedures Law, which allows the amount awarded by a court to be set aside from a debtor’s funds held by banking institutions as part of enforcement proceedings.
